Residential Complex for EXACTA engenharia e GEBAUT emprendimentos
The project is conceived as a contemporary residential complex set on a corner site within a wooded mountain landscape. Two elegant volumes with pitched roofs reinterpret alpine architecture through clean lines, refined proportions, and a restrained material palette. A central garden with curved paths connects the buildings and shared spaces, strengthening the relationship between architecture and nature. The facades combine mineral surfaces, large glazed openings, and wood accents, creating a balance of solidity, warmth, and sophistication while enhancing light, privacy, and views.

The Monte Lussari Residential project arose from the desire to establish a harmonious dialogue between contemporary architecture and the vernacular architecture of Gramado. The layout of the two buildings was carefully thought out to enhance both the existing vegetation and the topography of the hill where they are located.

The building expresses a contemporary interpretation of vernacular German architecture, reimagining its most characteristic elements through a current design language and high-performance construction solutions. The composition emphasizes solidity and materiality through the use of exposed concrete, stone, and wood, creating an architecture that is warm, durable, and strongly connected to traditional building culture. Shingle tiles, applied both on the roof and on vertical wall surfaces, reinforce this historical reference while also giving the project formal unity, sophistication, and a distinct identity. The result is a building that balances memory and innovation, tradition and contemporaneity, with a precise and timeless architectural expression.
The main challenge was reconciling the client's needs with the requirements of municipal legislation. To achieve this, we fully explored the site's potential, enhancing its natural elements and seeking architectural solutions that respected the urban and environmental context.
The project is located on a hill in the Bavária neighborhood of the tourist city of Gramado, in the state of Rio Grande do Sul. Construction is currently scheduled for completion in 2025.
The development consists of three distinct blocks. The largest, a strip building, houses 24 units; the smallest has 14 units. Both buildings offer a variety of typologies, including 1, 2 and 3-bedroom apartments, as well as duplex units. The development's leisure area was located between the two residential blocks a low-rise building, carefully adapted to the topography of the land.
The project's starting point was a careful analysis of the site's constraints, considering aspects such as solar orientation, existing planning, privileged views, and the unique character of the Gramado region. Based on this assessment, we sought architectural references that reflected the desired atmosphere: a sober and contemporary building that simultaneously provided comfort and well-being to its users.
The Monte Lussari Residential was designed to interact respectfully and harmoniously with the city of Gramado. Inspired by the region's predominant German vernacular architecture, the project seeks to integrate with the local urban and cultural context. The proposal combines contemporary and traditional elements, highlighting this fusion in the choice of materials and the attention paid to the city's architectural and landscape characteristics.
