Single Family Home for Colega Architects
A modern conversion of a dated tract home is now home to a family whose goals were to capture the city views and have a seamless connection from interior to exterior. This project exemplifies the potentials of a well though out remodel. What the original house once lacked is now in its past. Natural light floods all interior spaces. Composed volumetric interiors have established hierarchy and order to the home. Large openings now face the dominate view and can open up to connect the exterior to the interior.

Unique Properties
This project was a full gut remodel. The owners purchased a home that had the square footage and lot size they wanted but lacked the aesthetics, flow and functions they sought. We designed a modern home within the footprint of the existing dated house. Accents such as a louver system for privacy along the front elevation, a vaulted great room with a view in the rear, minimal facade detailing and a warm but clean interior palette brought the old home back to life.

Production Technology
The vertical louver system is detailed in clear grain natural iron wood with black oxide hardware which infills a grey aluminum clad frame. The rear elevation is characterized by the confluence of the vaulted great room volume and the elongated frame, enveloped in warm wood siding on the walls, deck and eave. Contrasting the frame is an inset background of whitewashed wood siding with expansive windows opening to a spectacular view of the L.A. basin.
Design Challenge
The challenge of the project was to work within the confines of the existing house and create the functional space that the clients were asking for. We were able to reorganize the interior and create a series of spaces that seamlessly connected to each other and to the exterior. We designed with privacy and hierarchy in mind.
Project Duration
Design Commencement May 2017 - Construction Completion August 2019
Operation Flow
The family wanted to have a guest quarters but still allowed for privacy from their own bedrooms. The solutions was to design two distinct private wings, at opposite ends of the house, to allow for co-family living.
Research
A significant component to a successful remodel is the documentation and understanding of the existing structure. Efficiency is key when designing a remodel. We challenged ourselves to salvage as much as possible for upfront cost savings (framing and foundation). We took those savings and were able to allocate the funds to enrich aesthetic portions of the project (exterior siding material, high-end appliances, custom cabinetry, etc).
Inspiration
Making the transition back to sunny California, our design minded clients had visions of keeping doors and windows open year round. Modern, warm and uncluttered was their dream. Without adding a square foot, the existing house was transformed from a 'drive by, don't notice you', tired tract home, into a custom, 'that's a remodel'? modern home that fully encompassed the warmth of family life with the modern aesthetic the couple was looking for.
